Following the COVID-19 pandemic, owning a home has become a greater priority. Puri says “makaan” now means more than just four walls; it’s about safety, family, and peace of mind.
From Scams to Structure: How the Industry Cleaned Up
Puri, who has been in the real estate space for nearly 40 years, opened up about the shady past. He remembered how his parents were cheated in Delhi’s infamous Skipper Towers project. That was a time when there were no rules, no protection for buyers. But now? Thanks to reforms like RERA, GST, and industry consolidation, buying property is far safer.
Every Market Offers a Chance
Puri didn’t shy away from talking about past market dips. Instead, he reminded listeners that every cycle, bull or bear, has its opportunity. When homes don’t sell, warehouses and office spaces grow. His advice? Understand the market pulse and adapt smartly.

Real Estate Now Has a Stock Market Style
One of the biggest shifts is the rise of REITs (Real Estate Investment Trusts). Introduced in 2018, these allow common investors to invest in office spaces and earn returns similar to stock dividends. India now has four major REITs, together worth nearly ₹1 lakh crore. There’s also new interest in Small- to Medium-Sized REITs and tech platforms offering fractional property ownership.
Riches in Real Estate: Luxury Is the New Craze
HNIs (High Net-Worth Individuals) are going all-in on luxury properties. Ready-to-move-in 4BHK flats in posh areas are selling out in minutes. But here’s the catch, Puri says these “sold out in 5 minutes” stories are often well-planned. Builders collect cheques in advance to create buzz. It’s marketing, but it works.
Millennials Are Now Buying, Not Just Renting
Forget the old theory that Gen Z and millennials don’t want to own homes. Today’s buyers are younger, early 30s, not 40s. Puri says that social pressures, family influence, and negative rental experiences during COVID-19 pushed many renters into becoming homeowners. Owning gives dignity, especially when renters were treated unfairly in societies during the pandemic.
Affordable Homes Still Matter
Even though luxury is making headlines, budget housing isn’t dead. According to Puri, between 2013 and 2019, property prices rose just 12%. However, from 2020 to 2024, prices increased by 48%. Still, if you average the last 11 years, the rise is only around 4% per year, meaning middle-income buyers haven’t been completely priced out.

Big Builders Are Now Bigger Than Ever
The market now has fewer but stronger players. Giants like DLF are seeing big profits. Why? Less competition, bigger homes, and rising prices. Puri shared that the average home size increased from 1,190 sq ft to 1,340 sq ft after the COVID-19 pandemic. People want space, and big brands are delivering on it.
How Long Will This Bull Run Last?
According to Puri, real estate cycles tend to follow predictable patterns. Bull runs usually last six years, and this one began in early 2021. That means we may have around two years left, unless global conflicts or economic shocks hit. For now, the momentum is strong.
